- Contact form: The contact form forms an integral part of the contract. The tenant confirms with his signature that the information provided is correct. Any changes must be reported to the landlord within two working days.
- Rental property: The tenant receives the right of residence in the property shown on the rental agreement or in a property of the category shown on the agreement for the period shown on the rental agreement. The landlord reserves the right to relocate the tenant to an apartment of the same or higher category within a property before or during the rental period.
- Start of rental: Unless otherwise agreed, the handover shall take place at the start of rental agreed on the rental agreement. The exact time must be agreed in advance with the landlord. If this falls on a Saturday, Sunday or public holiday, the handover is postponed to the following local working day. The key with key receipt will be handed over to you personally in our office. - End of rental: The rented property must be vacated and left in an orderly condition by 10:00 at the latest on the last day of the rental period. No items may be left in the apartment that were not in the property at the start of the rental period. The keys must be returned to the landlady’s office on the same day by 12:00 noon at the latest. Please make an appointment with one of our employees 7 days before your departure. If the landlord does not receive the key on time, or if the tenant loses the key, the landlord is entitled to charge an additional CHF 500.00 to cover the costs of replacing the locks in question.
- Registration: The tenant is obliged to register himself and any other flatmates within 8 days with the residents’ registration office of the respective municipality of residence (see manual in the apartment). Proof of this can be requested by the landlord at any time
- Key: See key receipt (handed out at the start of the rental period). The key receipt forms part of the rental agreement. In the event of loss of the key(s), a handling fee of CHF 500 will be charged for the replacement of the corresponding locking systems.
- Inventory list: The inventory list forms an integral part of the rental agreement. The inventory list of the rented property will be handed over to the tenant when the keys are handed over. Any defects or damage to the furnishings or missing inventory must be reported to the landlord in writing within five working days of the start of the rental period. Any damage not reported or missing inventory will be charged to the tenant.
- Use: The rental property may only be used by the persons listed in the rental agreement. In the event of over-occupancy, the landlord may charge for the additional costs or terminate the tenancy without notice. The rental property is to be used exclusively for residential purposes. Trade of any kind is strictly prohibited in our apartments. The complete interior furnishings, the inventory according to the inventory list, electricity and water, the washing tower (washing machine and dryer) as well as one bicycle per apartment (if available) are offered for use by the landlady. Unnecessary consumption of electricity and water is not permitted and may be charged to the tenant at the landlord’s discretion.
- For shared use: Depending on availability and rental agreement – parking space, garage, drying room and storage room for bicycles and baby carriages
- Internet: The landlady offers FREE internet access via WiFi (wireless LAN) for shared use in all properties. The password for the respective network can be found in the manual in your apartment. Our hardware meets modern standards and is designed for general use (web browser, e-mails, etc.). The use of the Internet is therefore limited to 2 web browser-capable devices per apartment. In the event of a malfunction or failure, the landlord must rectify the problem or offer a temporary solution within 48 hours (working days). Due to the increased use of the connection, especially in the evening and at weekends, the landlord cannot guarantee a specific or constant download speed. The Lessor is not responsible for the hardware/software of the Lessee. The connection to the Internet is unprotected and is at the tenant’s own risk. The Lessor accepts no liability for any damage caused by spam, viruses, spyware, malware, etc. The landlord does not guarantee the speed and performance of the internet provider. For commercial use of the Internet (video conferencing, Internet telephony, etc.) or if you need to download large quantities (music, videos, films, etc.), we recommend that you take out a private connection through a provider.
- Duty of care: The tenant assumes full liability for rent, cleaning and any damage (to the apartment and inventory) for the entire duration of the tenancy. The rental property must be used with care. Consideration should also be given to neighbors, etc. The cleaning of the kitchen equipment (incl. oven), crockery and cutlery is the responsibility of the tenant (final cleaning will be charged at cost). Furthermore, tenants are required to ventilate the apartments regularly.
If the tenant or a co-occupant causes damage, this must be reported to RELOC AG immediately. The tenant is liable for any damage caused by him or a roommate, unless you can prove that you are not at fault. Damages can be offset against the deposit. The same applies if the apartment cannot be handed over to the next tenant due to unscheduled repair or cleaning work. The tenant may be charged for any loss of rent incurred as a result.
- Blinds: Sun blinds must be drawn up in good time when rain or wind is approaching. The cranks must be unhooked after each use and placed on the ground to prevent damage and/or disturbance to neighbors. Weather-related damage caused by negligence on the part of the hirer will be charged to the hirer in full.
- Maintenance: The landlady must be informed immediately of any urgent repair work. If this is not available and there is a risk of major damage, the tenant must act in good conscience.
- Changes to the rental property: The tenant is prohibited from making changes to the rental property.
- Right of access: The tenant acknowledges that the apartment may be shown to new prospective tenants. Disruption is kept to a minimum. A prospective tenant is always accompanied by an employee of the landlord. A right of access also exists for the periodic cleaning of the apartment and its inspection, as well as for maintenance work and repairs to be carried out.
- Rent: The agreed rent is payable in advance on a monthly basis. The keys will only be handed over and the rental property handed over after payment of the first agreed rent and the agreed deposit (money must be credited to the Lessor’s account or cash or card payment on site). Payments must be made punctually. In the event of non-payment, the landlord is entitled to refuse access to the rental property. This also applies during the rental period and when the contract is extended. The rent is paid on time if the landlord can dispose of the money on the due date. In the event of late payment of rent, the Lessor shall be entitled to charge the Lessee all associated expenses as well as default interest of 5%. If the amount is transferred, any transaction costs are to be borne by the tenant.
- Deposit: The deposit serves as security for all claims arising from the tenancy and is due for payment immediately upon conclusion of the tenancy agreement. The deposit exclusive any other liabilities. Settlements will be transferred to the bank account specified by the tenant within six weeks of termination of the contract. A cash payment to the tenant or offsetting against the rent or other claims of the landlord by the tenant is excluded.
- Credit card: We accept the following credit cards: Visa, MasterCard, American Express and EC Maestro. If payment is made by credit card, the commission will be charged to you in the form of a 3% surcharge. Furthermore, any costs for chargebacks must be borne by the tenant. The landlord is entitled to request valid credit card details to secure all claims, to keep them for the duration of the tenancy and to charge any claims (services, damage caused during the rental period, missing inventory, etc.) to the credit card provided up to 2 weeks after moving out.
- Cleaning: The apartment is cleaned once a week (unless otherwise agreed). You will be informed of the day of the week when the keys are handed over. For organizational reasons, we cannot give you an exact time for cleaning. If you require a specific date for the cleaning of your apartment, we will charge you an additional CHF 50 per cleaning.
The weekly maintenance cleaning includes the surface cleaning of the apartment, the kitchen and the bathroom as well as the change of bed linen and towels. Please leave the apartment in a tidy condition on the day of cleaning so that cleaning can be carried out without hindrance. Garbage bags are not disposed of by the cleaning staff (exception: Uster) and personal belongings are not tidied up.
- Insurance: The tenant undertakes to be insured against tenant damage for the entire rental period in the form of personal liability insurance. The tenant is responsible for the security (burglary, theft, etc.) of the rented property. The landlord accepts no liability for items brought in by the tenant. The renter is responsible for the appropriate insurance.
- Parking: Apart from the parking space rented by the tenant, the tenant and his guests are not permitted to park vehicles in reserved parking spaces.
- Bicycles: Bicycles may only be parked in the designated areas.
- House quiet: From 22:00 to 6.00 there should be absolute silence in the house. In all other respects, reference is made to the applicable provisions of the local police and municipal ordinance.
- Stairwell: The stairwell is not part of the rented apartment and may therefore not be used for either short-term or long-term storage of items.
- Smoking: Smoking is strictly prohibited in our apartments and in the public areas of the properties. If the smoking ban is violated, corresponding cleaning costs may be charged (min. CHF 500).
- Pets: The keeping of animals (including small animals) and the cultivation of plants is prohibited without the prior written consent of the landlord.
- Extension: After consultation with the landlady and depending on the availability of the rented apartment, the tenancy can be extended by at least 14 days. Please inform the landlady min. 2 weeks before the expiry of your contract in writing of any intention to renew. Extension requests received too late cannot be considered and may result in the property being re-let.
- Final cleaning: The landlady charges a fixed amount on account in advance for the final cleaning. If the apartment is left in unsuitable conditions, the additional costs for the final cleaning will be charged at CHF 50/hour charged to the tenant.
- Post: During your stay, letters and parcels will be delivered directly by Swiss Post or other parcel services. Consignments must be marked accordingly with the respective apartment name. Mail or consignments of goods delivered after moving out will be handled carefully by the landlord, stored (max. 1 month) or forwarded to the new address on request for a fee.
- Lost property: Lost property is stored by the landlord and the owners are informed accordingly. After the expiry of the 1-month retention period, the landlord is entitled to dispose of lost property and charge an appropriate fee.
- Cancellation: In the event of cancellation by the tenant, the following cancellation fees will be charged: Up to 40 days before the start of the rental period 10%, 39 to 30 days before the start of the rental period 50%, 29 to 7 days before the start of the rental period 80% of the invoice amount and 6 days before the start of the rental period and on the day of arrival the entire invoice amount is due (max. one month’s rent). The date of receipt of the tenant’s notification by the landlord shall be decisive (on weekends and public holidays, the next working day shall be decisive). If the property is not taken over or is taken over late, the entire invoice amount remains due. In the event of early departure, the tenant also remains obliged to pay the rent in full.
- Applicable law: This rental agreement is subject to Swiss law. Unless otherwise agreed, the provisions of the Swiss Code of Obligations (Art. 253 et seq. CO) shall apply.
- Place of jurisdiction: The exclusive place of jurisdiction for disputes arising from this contract is the location of the rented item.
